Barnard Ventures secured all governmental approvals required for the development of the 65,000 SF medical office building in the existing parking lot of this property, as well as for the addition of a 3-level parking structure. Services included assembling the project team, site and building design, entitlement work for major site plan approval, a conditional use permit, tentative and final parcel maps, an initial traffic study, water quality management plan, project budgets, and schedules. Subsequent market changes resulted in additional site evaluations to examine how the land and entitlements should be sold or leased to alternative users. The project eventually sold with this building providing an additional value-add opportunity.
