Barnard Ventures developed a cost effective strategy, and implemented the renovation and repositioning of six industrial buildings on Euclid Street adjacent to the 405 Freeway. Although the 12 acre, 211,000 SF of buildings were initially developed over 40 years ago for the purposes of manufacturing, each experienced numerous modifications to accommodate successive showroom retail tenants. Initially, BV surveyed competing properties and developed a three tiered list of modifications to competitively elevate the six buildings in the marketplace. Next, the firm developed budgets for the work and, in collaboration with the broker’s input on rental value assessments, determined an effective scope. Additionally, BV processed several variance and sign applications to significantly enhance parking, access, landscaping, signs and window graphics. Finally, BV supervised the preparation of plans, secured bids, and construction commenced.
