Barnard Ventures was retained by the owner, TA Associates Realty, to oversee the activities of a third party fee developer formerly affiliated with the land seller. Entitlement approvals were in place and drawings completed for this 700,000 SF cross-dock distribution building on 36 acres. BV reviewed all documents and contracts in connection with the acquisition underwriting and construction contract, provided regular job site reports, reviewed pay applications, prepared budget forecasts and oversaw the final reconciliation of fee credits for the North Perris Road and Bridge Benefit District.
