Serrano Creek Center Lake Forest, CA

In the Serrano Creek assignment, Barnard Ventures managed the intricate move-out process of the tenant, Western Digital, from 183,000 SF in three buildings. BV’s initial task included the study of the lease and amendments to understand the material obligations of the tenant prior to vacating. BV attained s successful negotiation of specific repair and restoration obligations very early in the process. Subsequent tasks included a study of the value of new CC&Rs and a potential lot line adjustment, exploration of feasibility for additional parking, approaching adjacent land owners to explore securing additional parking, and meeting with the City of Lake Forest on zoning to securing future tenants. BV monitored various repair and restoration work by Western Digital, including preserving certain improvements that BV recommended the landlord maintain.
