Pacific Western Bank retained Barnard Ventures to manage the disposition of these 2-story office buildings, each which had a single condominium unit comprised of each floor. BV evaluated the likely proceeds and timing to dispose of the property (leased or vacant), and in a single or as many as four transactions. Occurring within a distressed market, buyers sought deep discounts and BV provided Pacific Western Bank with an in-depth understanding of the buildings and the specific alternatives available to buyers in the market. BV coordinated the repair of various construction defects, selective demolition for marketing purposes, and developed space plan exhibits to help prospects understand how the spaces could be utilized. Coupled with creative marketing ideas and a quick recognition of inquiries worthy of pursuit, BV worked with the marketing team to achieve the strongest pricing and prompt sales.
